You won't be able to view only the events on one track. The event list displays ... well... all events. However, all regions on a track will be show in a dark grey highlight when a track is selected, so you can see what's on a track.
Regarding your intermittent problem:
Have you tried switching off the link button (the little chain icon) top left of the Event list?
There are 3 modes - No Link, Same Level Link, and Content Link. (see the Logic 9 manual p104)
You might be in Content mode (yellow icon) in which case audio regions would generally be blank.
As was mentioned above, get to the top level and all your regions should display, both MIDI and audio.
What version of Logic are you using?
It's not as simple.. you have to open the event editor from the top level of the arrange page. You will see all regions from there. No you can not select an audio track and edit the regions (at least not as far as I've ever know, but on this one I would LOVE to be proven wrong ;-)

If the Lists view Event List is open and the Link Window button is purple, you should be able to see Arrange window audio regions.
If not, then something is not right. Have you repaired permissions lately??? It might help.
Is this a recent issue that used to work fine???
It certainly sounds like your template is corrupt. That means you'll need to reconstruct a new template from scratch, then trash to old one.
Regarding affected projects made with the corrupt template, you could open a new project with Logic's Empty template, hit F to open up the Browser. Navigate to one of your projects, then click Import at the bottom of Logic's Browser. I would then shift-click to select all tracks, then click in each column e.g. Content, Plug-ins, etc, then click Add at the bottom. This should import all of the elements of your project.
If this results in a project that functions properly, then save it, and repeat with the other corrupt projects.
